Homes for Sale Near 9306 Northridge Pl

Description

This property is not currently for sale or for rent on Trulia. The description and property data below may have been provided by a third party, the homeowner or public records.
This newly renovated single family home is perhaps the nicest 3BR/2BA rental property in the area. The owner (me) is moving out to occupy a recently purchased new house in the area.

This rental home sits on a quiet cul-de-sac in one of Santee's nicest, safest, and most conveniently-located neighborhoods.

Highlights include:
- Beautiful and relaxing Northern view of the Santee valley from the backyard and from many parts of the house. The house's north-south orientation is ideal as it tends to keep internal temperatures moderate with no glare from the sun.

- $75,000+ renovation completed in 2019-20: All new windows and patio doors. New bathrooms. New vanities. New refrigerator. New above-range microwave. New carpet. New interior paint. New water heater. New warm-colored LED recessed lights with Lutron dimmers. New bathroom exhaust fans on timers. New window blinds. California Closets in two locations. And so on. Many of these improvements will save you money in reduced utility bills. The pictures don't reflect $3,300 of Hunter Douglas patio door coverings for the master bedroom and dining room (to be installed soon).

- Large master bedroom with view features new California Closets, new dual-sink vanity and new tiled shower. Bedrooms 2 and 3 are also nicely sized, and share another brand new bathroom. Bedroom 3 (the front bedroom) would make a very pleasant in-home office.

- The renovated backyard features a beautiful lawn and patio with a gorgeous view, while the renovated front yard features a low-water drip system, all on a smart irrigation box. The landlord pays for a twice-monthly gardener.

- Flooring is 67% new carpet (in the bedrooms and great room) and 33% porcelain tile (in the kitchen, dining room, and hallway).

- A large great room with high ceiling, with instant-on/off fireplace, is open to the kitchen.

- A separate formal dining room can be used as a living room / second family room / game room.

- Two-car garage with washer and dryer, workbench, lots of storage (e.g., metal storage shelving the length of the entire wall, and above the garage), and bright auto-on/off LED shop lights. There is plenty of room in the garage for a second refrigerator if you have one.

- Refreshing community pool, hot tub, basketball court and BBQ area a short walk away.

- The Santee Northview community sits down a private road behind an elementary school and there is no through traffic in the community. One way in, one way out. I believe that is one reason I'm not aware of any crime that has occurred in the community.

- Very easy access to the 52, 125, and 67 freeways. Grocery, newer retail, and Costco (with gas) are very close by. Prospect Avenue School is walkable, and the San Diego Trolley is less than a 5 minute drive.

- Fantastic, uncrowded hiking trails are close by, including multiple trailheads up Cowles Mountain.

- No smokers/vapers.

- No pets. 1 dog may be considered if your application is otherwise very strong. Absolutely no cats.

- The house is within a few miles of the Gillespie Field municipal airport. The house gets some noise from small airplanes during reasonable hours. The noise has never bothered me, but I am a transparent person and I'm disclosing this information so you can see if it bothers you.

- I am the landlord and owner of the house. I am professional, friendly, and responsive to any material maintenance issues that may arise at the house -- I do not hire a faceless property management company. In return, I will be selective in choosing the right qualified tenant. I will verify income and rental history and good credit.

- Your gross pre-tax income must be at least $8,312 monthly (equivalent to $99,750 annually). Also, please note that this property requires two month's security deposit plus first month's rent. Therefore, you will need a cashier's check from a bank for $9,975 in order to move in.

- Renter's insurance, which is very affordable and usually easily obtained from your auto insurance company, is required. It will protect you and your possessions.

- The property is available immediately. The proposed term is a 12-month term lease from 7/1/21 to 6/30/22, with any days in June 2021 added on at a prorated rate.

- You are welcome to contact me and apply through the online system, but due to well-known limitations with the online application, all applicants will need to fill out my application. Once you've seen the house, if you want to apply, each adult will be required to pay a $38 fee (my cost) for a background and credit check.

- Please email with any questions and I will respond promptly. Thank you.

Owner pays for twice-monthly gardener and HOA (a $340 value). Tenant pays -- through accounts in their own name -- for gas and electric, water and sewer, internet (wifi), and trash, along with any other desired services such as cable TV.
