These days the houses are all being subdivided and more and more money is moving in to the neighborhood. While not necessarily a bad thing, it does mean that the neighborhood culture is changing. "

    "Public transportation and freeways are very accessible to Excelsior. There are about three different buses that run through the neighbor and reaching the freeways bot 280 and 101 are easy. Also taking the backroads are an alternative way to use instead of the freeways. "

    "Not a whole lot. It is your basic working class neighborhood and is conveniently located near transportation. It isn’t the next Noe Valley. Home prices are getting higher because there isn’t enough affordable housing stock available elsewhere in the city so people are buying in the Excelsior. To be honest, nobody knows the Excelsior because it is tucked between Mission Street and McLaren Park. Anyone I talk to from outside of the district asks where is the Excelsior."

    "The commute is horrible. There are about five cars per household in the neighborhood. Everyone has a garage but doesn't use it. There are so many schools in the neighborhood, and it is congested with cars. Don't try to drive between 7 a.m. and 9 a.m. or 3 p.m. to 5 p.m. in the Excelsior."

    "We are yuppies who can afford to in Pacific Heights or Nob Hill. In fact, I moved from the tony South Beach area near the AT&T Ballpark. I am so glad we bought a SFH in Excelsior instead of any other San Francisco neighborhood. We have ample space, a basement, a two car side by side garage, nice neighbors, views of the Bay, walking distance to McClaren Park, designed by the same designer of Golden Gate Park and NYC's Central Park. We have sun, space, quiet, easy access to downtown (it's closer to FiDi than Outer Sunset) and to Silicon Valley."
