    "This is an area verging on gentrification. It used to be primarily immigrant families with a thriving subculture of car clubs, youth motorcycle shenanigans, and there was parking. These days the houses are all being subdivided and more and more money is moving in to the neighborhood. While not necessarily a bad thing, it does mean that the neighborhood culture is changing. "

    "Public transportation and freeways are very accessible to Excelsior. There are about three different buses that run through the neighbor and reaching the freeways bot 280 and 101 are easy. Also taking the backroads are an alternative way to use instead of the freeways. "

    "Not a whole lot. It is your basic working class neighborhood and is conveniently located near transportation. It isn’t the next Noe Valley. Home prices are getting higher because there isn’t enough affordable housing stock available elsewhere in the city so people are buying in the Excelsior. To be honest, nobody knows the Excelsior because it is tucked between Mission Street and McLaren Park. Anyone I talk to from outside of the district asks where is the Excelsior."

    "We are yuppies who can afford to in Pacific Heights or Nob Hill. In fact, I moved from the tony South Beach area near the AT&T Ballpark. I am so glad we bought a SFH in Excelsior instead of any other San Francisco neighborhood. We have ample space, a basement, a two car side by side garage, nice neighbors, views of the Bay, walking distance to McClaren Park, designed by the same designer of Golden Gate Park and NYC's Central Park. We have sun, space, quiet, easy access to downtown (it's closer to FiDi than Outer Sunset) and to Silicon Valley."

    "Excelsior is a neighborhood that's growing and changing every day. With a majority of the homes being Single Family Homes, it has a very family and community vibe to it. It is also one of the city's forgotten neighborhoods, so it doesn't get the funding that it needs including funding for SF's second largest park, McLaren Park. The transit in the area could use some work to be able to cover everyone well, but with enough patience, you can get where you want to go. There's no way I could survive without my car, although I do frequently take BART or Muni to get around as well. Downtown Excelsior (Mission St) doesn't have much that interests me in the way of food or shops, and I generally find that I have to go to Glen Park, Noe or the Mission to find things for me. I'm hoping it'll change, but it hasn't changed much in the nearly 4 years I've lived here."

    "Lived here for two years - chose location as there were still some homes just under a million. Great views, rapidly gentrifying, fun for the young and hip crowd in all the undiscovered (so far) local venues, amazing transportation options (BART, J-church and major mini hub all within a few minute walk - plus immediate and easy access to 280 and 101.) Due to these options you can get anywhere in the City including downtown and most neighborhoods in under 10 minutes - so much faster actually than from other centrally located neighborhoods. Dozens of restaurants and clubs in walking distance on Mission corridor. Hiking, lakes and rec facilities galore between Mclaren, Balboa, Glen and Bernal parks - plus numerous other well kept smaller city parks all within blocks. Lots of families too - plus neighbors actually interact and look out for each other - a wonderful thing in this city where many areas are all about anonymity and me-only attitudes. "
