"It’s a residential area, so definitely safer for dog walks and romps (eg unlike a busy street in downtown)."

"I've lived here for 5 years. It's one of the most affordable areas left in SF. Some streets are dirty, some properties are run-down and I don't always feel comfortable walking at night. But most folks are friendly and it's a working class vibe."

"Oceanview is a hidden gem in San Francisco. Walking distance to Balboa Park BART, 3 Muni light rail trains and multiple buses. Get to downtown SF in just 10 mins on BART, then escape the craziness in this quiet, scenic neighborhood with great views. Property values are starting to climb quickly as buyers realize the great value you get for your money here. "

"The Oceanview neighborhood is surrounded by Merced Heights and Ingleside comprising the OMI district. The OMI area of San Francisco is the next Mission district. There are coffee shops and shopping on Ocean Avenue and Alemany Streets. You have City College and SFSU adjacent and much of the OMI is inhabited by college students and academics who enjoy the lower rents and great views of the Bay and the Ocean from the OMI hill. There are great recreational facilities with indoor basketball, childrens programs and even neighborhood gardens. Gyms, food, and the nearby Excelsior districts provide plenty to do. Though if you prefer the comfort of a mall, Stonestown, Westlake and Lakeshore malls are a short bike ride away. Got kids? Lowell High School, the oldest and best school west of the Mississippi is located next door. Give the OMI an opportunity and it will win you over. It's still a little rough around the edges, but the potential is great and price is lower than anything else in San Francisco."

"Homes in this part of the city have a bit of a mixed reaction. On the one hand, the houses tend to be older (average for all of S.F., actually), on the other, the area is a melting pot of San Franciscans. However, if you're looking for a good house in an area that has no where else to go but UP, then this may be a good buy (at this price) -- depending on the updates."

"Ingleside or Oceanside are traditionally older neighborhoods, and houses in these communities, unless they've been upgraded or remodeled, are typically needing some attention to detail. This house seems to have plenty of character and has been tastefully cared for. With the exception of the sometimes rowdy or boisterous visitors along the main (Broad or Sagamore) streets, you're in a fairly decent San Francisco neighborhood -- a good alternative to Visitation. You've got to drive the neighborhood to determine if it will suit you and your family."
