Valid rental history is a written lease or month-to-month agreement.
If rental history is less than 2 years, then an increased deposit or cosigner will be required. However, military housing is considered valid rental history.
Final decision is also dependent on credit history, income and length of employment.

Deniable Factors:
1 or more late payments, NSF checks and/or noise complaints within a 2-year rental period.
Unfulfilled lease obligations.
Balance owing to a landlord (for rent or damages).
Unpaid (and/or non-disclosed) eviction.
Falsification of the rental application.

Credit History Criteria:

A credit report will be obtained on each applicant.
Minimum credit score of 700.
At least 2 accounts established for 1 year and in good standing.
Less than 1 delinquent account.
Final decision will also be dependent on income, rental & employment history.

Unverifiable (and/or falsified) social security number.

Employment History Criteria:

12 months of employment with current employer or in same field of work
Employment that is less than 6 months may require an increased deposit or cosigner.
Income must be at least 3 times the monthly rent. Income will be verified by phone number to employer's HR Department or by 3 months paystubs.
Self-employed person must submit 2 years tax return and 3 months of current bank statements.
Military personnel will be required to provide LES for proof of employment.
Final recommendation will also be dependent on rental, credit history and income.

Criminal search includes felony and misdemeanor offenses.
Any applicants convicted of felony or criminal misdemeanor that involved an offense against property, persons, government officials, or that involved firearms, illegal drugs or sex crimes will be denied.

Pet Policy:
All pets are subject to owner's approval and will require a pet addendum to the lease, a pet security deposit to be paid, and may require pet insurance.
