FOR SALE BY OWNER -- NO COMMISSIONS

Lovely home in quiet, safe suburban neighborhood that just completed a one year, top-to-bottom remodel. Gorgeous open floor plan with a gourmet kitchen, featuring all Viking appliances, light oak real-hardwood flooring throughout, all-marble bathrooms, all new windows with custom shades, all new interior and exterior doors, brand new HVAC system with Nest, custom closets with wood cabinetry, full garage converted to studio/workspace.

A wonderful home for commuters -- extremely close to the 405 and the 10, and just a few blocks from the Sepulveda/Exposition train station that runs Downtown to Santa Monica. 3 bedrooms and 2 bathrooms plus a large garage that has been converted to a spacious, bright workspace with lots of storage.

This centrally-located home is located just 4 miles from the beach, 4 miles from Beverly Hills, 3 from Century City, 7 miles from the airport, and 1/2 mile from the soon-to-open Google Campus at Pico and Overland. (10 minute drive to Sony, Apple, and Amazon Studios in Culver City.)

We are not looking to list our home with an agent, nor will we pay commissions. We recently completed a remodel and are not under any pressure to move. As a result, we are firm on price.

  • Yves R.
"Unlike nearby areas, Sawtelle, especially South of Santa Monica, is less densely built and populated, and has a nice neighborly feel. I know many neighbors by walking my dogs here... the only thing I wish is that the area was closed to through traffic, because the 405 freeway underpasses at Santa Monica and Olympic create a giant funnel where everyone drives like mad trying to shortcut through our neighborhood. The new Expo line has done nothing to cut that traffic. "

"That it is a great neighborhood. The schools are great It is near UCLA and Santa Monica college It is near the 405 freeway and the 10 freeway The rent is high but worth it There are shops and the VA hospital. There might be the homeless loitering around in the neighborhood and that is why the rent is high Cops are visible It is not far from the beach."
