Well here is your chance to be a part of a great opportunity if flipping, or tearing down and rebuilding is your thing. There are multiple options you have with this particular property. Per sellers past research with the city, you can tear down and rebuild an 8 unit complex on this lot, or you can keep the existing structure, do a little exterior landscaping, give the interior some TLC and resell it. If buying and holding is your thing you can even keep it as a rental in your portfolio. The location is the most desirable aspect of this property. It sits in a section of Long Beach where massive development is taking place. That being said the land alone could be an opportunity to take your initial investment and grow it exponentially.

6/10GreatSchools RatingParent Rating AverageI know that every parent has their own opinions and experiences, but in all honesty in my experience this is the best Elementary School both my kids could have gone to. It starts with the teachers which my little ones and I love so much, in my opinion and experience with challenges and experiences I have had with my little ones at the school, all the teachers I have come across are so caring, loving and respectful to the students. You can tell they love what they do and most of them go above and beyond to make students feel welcome and cares for. Example: my son was struggling with staying at school starting in first grade, it wasn't because anything was happening at school, but because my son was struggling academically, the school counselor, vice principal, teachers have all been amazing in supporting my son, as a parent I was lost, but I knew exactly what I needed to do as my son's kindergarten teacher was the first one to observe that my son may have ADHD and as he's teacher not a professional specialist, she just wanted me to keep and eye on the signs and if I saw my son struggling more, she told me to please get him evaluated for ADHD. It was because of her initial observation that I was then later in first grade as my we all saw my son struggling I knew exactly what to do to start the process. Right after that observation and up until now my son and my daughter have received nothing but amazing support from the teachers, the principal Mrs. Gamboa is amazing, her role as a principal is very unique, fun, caring and loving and you can tell she loves what she does, she's always happy , bubbly, participates with our children and the parents, is kind , humble , loving and caring, Mrs. Gobas the school counselor is also amazing she is also very caring, loving, humble, kind and you can tell she cares so much about the students, the teachers , omg the teachers are amazing as well, as far as what I have seeing we all have good days and bad days none of us are perfect and we all have things we need to work on, so not every parent may not agree with me on this review, however I speaking on behalf of my children and myself from the experiences we have had, the connections we have made and the observations we have seeing and to us the teachers are amazing, I can name a few Mr. H , Mr. Duran, Mrs. Gonzales, Mrs. Mannu, Mrs. Miller, Mrs. Perrucio, Dr. Harrimis, Mr. Perez, Mrs. Jaimeson, Mrs. Funke and I have so many more, but I don't have space anymore..Parent Review6mo ago - Washington Middle School

3/10GreatSchools RatingParent Rating AverageI've been assigned to this school for about 3 weeks, and this is the most terrible school to work in. The kids are not sure what they're learning and require constant reminders of the subject material. Some students don't know how to type and they don't read any books that can help with their language. Very few kids know what they're doing, however, the majority lack proper cognitive skills and they don't take notes and they have no homework. The subjectivity of some kids is appalling and they despise certain instructors for no good reason who are trying to help them. This is an evil school and I hope people make the right choice and don't come near this school.Other Review2y ago - Check out schools near 1160 Locust Ave.

"Access to public transportation is good but A line needs better cleaning service and more security presence. Lots of sketchy opportunistic predators on certain stretches. Local transit is well maintained but schedules don't coordinate well with other lines. "

"The local bus service is not coordinated well with the train. The A line to Los Angeles is very unsafe with lots of sketchy characters who will steal your phone when you're not looking."

"The blue line is a close walk. The 710 is a mile away. The area is easily accessible. I drive or take the train to compton which takes 15-20 minutes. "
- Marina D.

"Its pretty densely populated in this area, which means traffic very much depends on the day. Most the time it’s not too bad. I avoid the 710 at all costs and take 7th street always. "

"It’s nice to live here. What sucks the most is the parking!! There is NEVER PARKING! People are selfish and the city of Long Beach does not care about the parking situation. That’s a huge issue in this city. Besides that it’s a good place to live in. "

"Usually at the Drake park. Or like on Halloween the whole entire neighborhood is out enjoying the time. One thing I hate the most is when cars save parking for each other it’s not fair. Long Beach needs to make more parking!!!"

"Lots of homeless. Dont walk down most alleys past 7pm. It is dangerous. Lots of drunks. Urine in alleys and sometimes feces. I have lived here for 1 year."

"They have special summer events at the park. Besides that it’s walking distance to downtown LongBeach and the beach also the The Pike Outlets. I love living here. "
