Four miles east of downtown Denver, Hale is a neighborhood in transition.
Hale, also sometimes called Bellevue-Hale, was the longtime home of several major hospitals.
In recent years, all of these except Rose Medical Center have moved, leaving behind blocks and blocks of available real estate.
The land once occupied by CU’s hospital is being developed into condos, shopping, offices, and a movie theater.
Locals expect that all this redevelopment will significantly affect the neighborhood’s desirability and prices in the next few years.

Side streets have a mix of duplexes, houses, and apartments. For now, the cost of housing is relatively low for a central neighborhood.
