18 EAST 74TH STREET: LARGE LIMESTONE MANSION OFF 5TH AVE 18 East 74th Street is a Neo Italian Renaissance style Limestone Mansion located on one of Manhattan's most coveted blocks off Fifth Avenue. This stately Limestone faade home was created in 1921 by architect A. Wallace McCrea for Mrs. Leontine N. Berry, a New York socialite. It replaced an original 1871 facade when the house was first built. The house was initially built as a four story home. Later in the Fifties, two more floors were added which perfectly blend to the limestone structure, thus, creating an unusually large residence of 10,600 sq ft. This elegant home has a separate service entrance, an elevator, as well as an interior service staircase that runs from the 1st floor to the 4th floor. These features are only found in the most prominent New York houses. The current layout of the house is as follows: Entrance Floor: Double doors lead to a vestibule with a second pair of imposing, wrought iron and glass doors, into an Entrance Gallery with powder room. The second gallery has a magnificent, curved, original wrought Iron staircase. An arched hallway leads to a very large, renovated eat in kitchen with access to the garden. There's also a staff office at the rear of this floor. Parlor Floor: A very wide and elegant landing separates the front Drawing room from the Formal dining room. Precious original details abound on this floor including irreplaceable original moldings. The Living room has elegant proportions and is graced with three round-arched floor-to-ceiling windows overlooking a desirable tree lined block. It, also, has a WBFP with an Adam's Marble mantle. The Formal Dining Room has equally gracious proportions with a sitting alcove and another WBFP. Located at the back of this floor is an indispensable, service kitchen which connects to the main kitchen below by an interior staircase. The parlor floor has soaring ceilings throughout. Third Floor: This floor is entirely dedicated to the Master Bedroom and a warm and inviting sitting room/Library in the front of the house. It is completed by a WBFP, three windows overlooking 74th Street, a graciously, proportioned Master Bedroom with a room-size closet, and a windowed Master Bathroom in mosaic tiles and floors. Fourth Floor: Two beautiful bedrooms with very large proportions and high ceilings, a marble bathroom and a windowed dressing room. Fifth Floor: This is a very attractive, open floor, currently set up as a playroom and a large laundry room in the extension of the house. This floor could easily be converted to two additional bedrooms and bathrooms, if need be. Also, starting on this floor, the house has a west-facing-side window with beautiful views of Central Park and beyond to the West side over looking landmark buildings, such as the San Remo. Sixth Floor: Three bedrooms, Three bathrooms, additional laundry. Seventh Floor: There are two additional bedrooms with access to a roof terrace with balustrade.
