Owner states this will run the home for more than a year on one filling, 18 months if economizing. The location has strong Verizon Cell Service. Roku, Netflix, and other streaming works well. It is off grid, but if desired power and phone are 1 mile away. The property has a grove of shelter belt trees, approximately 10 acres of grass, and 30 acres of grass/alfalfa mix for haying and grazing. This land can also be utilized for crops. About 10+/- acres of this alfalfa is bottom land suitable for gardening. There are 33.47+/-acres of Certified Cropland currently receiving FSA Farm Program Payments. Circle, Montana is known to be the furthest town from any Starbuck's in America. The town of 614 people is the county seat and has services such as groceries, mail, parts store, repair shops, etc. as well as a medical clinic and emergency room, school, banks, restaurants, etc. Excellent hunting and fishing can be found in the area. Deer, antelope, rabbits and game birds are often found on the property. Fort Peck Lake is approximately 1 hour away for summer boating and year round fishing. The property sets adjacent to 640 acres of state pasture land accessible for recreation.
