Description

Agricultural investment land located on the rural horizons of Malheur County just 7 miles northeast of Vale, Oregon.  The property consists of 78.20 deeded acres which is a mix of irrigated crop land and pasture with a small creek that meanders through the mostly level terrain.   Approximately 62 acres of the land is irrigated via a 7-tower valley pivot with 62 acres of water rights provided by the Owyhee Irrigation District.  Besides the pivot, irrigation equipment includes a 15 HP electric pump and a buried mainline.  The farm has Class I, III, and IV soil types beneficial for growing wheat, oats, and corn. The remaining 16.20 acres is in pasture.  Additional amenities of the land include the year-round access through county maintained gravel roads and a metal grain bin near the southern property line ideal for grain storage.The farm land is situated in Malheur County which is the second largest county in Oregon.  The area is known for its prime agricultural growing land which commonly produces crops such as potatoes, sugar beets, and onions.  The eastern Oregon landscape is also conducive to raising livestock with an abundance of range land to graze cattle or horses.Besides the robust agricultural economy, Malheur County is a popular destination for outdoor recreation.  Locals love to fish the waters of Malheur County's many rivers which encompass the Malheur River, Owyhee River, Snake River and their many tributaries.  Other fishing hotspots nearby include the Bully Creek Reservoir and Lake Owyhee State Park.  Both recreational parks additionally offer opportunities for boating, watersports, RV camping, and hiking.Vale, Oregon is a small community that lies along banks of the Malheur River where it converges with Bully Creek.  Vale is a mere 75 miles northwest of Boise, Idaho so it is close to an airport, hospitals, shopping and entertainment.  It acts as the county seat of Malheur County and is a common stop for travelers driving between western Oregon and the Boise metro area. The region was a hub for travelers historically as well.  Vale was a popular destination for trappers, missionaries and settlers that were journeying along the Oregon Trail.  In fact, it was the first stop in Oregon for those making the trek along this famous trail. Vale has beautiful vibrant outdoor murals dispersed throughout the community that depict the journey of these Oregon Trail pioneers. Every year the Mural Society adds another hand painted piece to the collection enticing visitors to return.  Another attraction celebrating its Oregon Trail heritage is the Keeney Pass Interpretive Site. The remarkable past can be also witnessed by the many historical buildings throughout the town such as the Rinehart Stone House, the Grand Opera House, the Vale Hotel and many others which were built at the turn of the 20th century.Local attractions and events include the Malheur County Fair, the annual New Year's Eve Fireworks Display, and the annual Vale Fire Department Crab Feed. One of the most exciting events to attend in Vale is the annual Oregon Trail Days Celebration held the week of July 4th which features a rodeo, car show, pie contest, and a lumberjack competition.

    "I have hunted and fished in the Vale area for years. I know many folks who work and live in this area. I like the view lots which are on haul road over looking the valley and town of Vale. I would like to purchase a lot in this area and am waiting for the owners to list them so I can build a home ( have asked the property owners and they are not wanting to sell these building lots at this time). This area is near an 80 acre BLM parcel which has lots of wildlife and great walking area. There are nice areas for hunting pheasant & deer nearby. The schools in the area are very good and employment is primarily govt. and agricultural base. The quality of life is high here. This is a good area for family and retirement. The town has the essentials: nice grocery store, hardware/lumber, drug store with pharmacy, medical clinic and a wonderful assisted living facility with a few ok restuarants. The town of Vale has recently made some downtown improvents making it more visually appealing but new businesses have a hard time making it here because of the proximity to better shopping in Ontario (15 miles) and Boise area (50 miles). It would be hard to live here if you were single...more family orientated. The county has more than 75% in federal ownership which I view as a plus for my recreational opportunties."
