    Platted lots 79 and/or 80, approximately .9 acres each 1.8 acres together. Wooded neighborhood with numerous oaks, walnut, dogwood, and other species. Green Oaks had three phases of development. These lots are in the middle of the north area and were platted in phase 3. There are developer restrictions primarily to control uniformity of appearance: set backs, stone/brick, 1750 sq ft minimum living area, etc...

    The homesite would be surrounded by other Green Oaks homes and not next to a busier road or other neighborhoods.

    The home would be east facing.

     Each lot has had a water well drilled. Public water and electricity are underground on the east side of the lots next to the black topped street - White Oak Road. Soil is sandy without the heavy clay that north Texas has.

    This location is closer to Denison and Sherman than the Texas Highway 89 peninsula where subdivisions such as Tanglewood are located. It is within two miles of the popular Burns Run public recreational areas that have camping sites, picnic tables, sandy beaches, and boat ramps.

    Property taxes are about 1/3 of similar Texas properties taxes. Utilities are typically lower than the north Texas area.

    Green Oaks is a quiet and beautiful neighborhood especially in the spring when the dogwoods are in full bloom. Typical home prices start close to $300,000 and go to over $700,000.

    Either or both lots are available. Property is for sale by owner not through a realtor. Please do not call unless you have an interest in buying. Asking price is based on other lots that have sold north of Cartwright and also on the belief that building lots are typically priced about 15 percent of the home prices in the neighborhood. Green Oaks is primarily a location for retired couples that want a quiet, beautiful, location that is close to shopping and medical care.

    About 2017 the developer sold several residual lots at discount. Some buyers purchased multiple lots and have since resold a few of them at higher prices.
