The creek drainages nearby do hold White-Tailed deer and you can also easily draw Whitetail Only Doe tags, which are list B tags. If you want to chase Plains Elk in the nearby canyons. These tags are available unlimited, either sex, and over the counter. They are a list C license, which means any hunter can hold an unlimited amount of them. This gives you the ability to hunt Plains Elk from Sept. 1st through January 31st, and hunt with any weapon deemed legal by CO. Your weapon of choice! This parcel of land could be enrolled in the CO land owner preference program (160 acre minimum requirement), which allows you to draw landowner tags, and increases your odds of drawing certain tags. I believe this property would also make an excellent location for a motorsport enthusiast's base camp. There are many miles of jeep trails/ATV trails which are uncrowded, on the adjacent public lands. Region & ClimateThis part of SE CO has a very moderate climate, especially in the winter months. It is not rare to expect 70 degree days at times in the winter. Snow does fall here, but the area receives some 250+ days of sunshine each year. Which does not lead to snow sticking around long. HistoryThe area is home to the historic Santa Fe Trail, which can be traveled by Jeep/SUV. Wagon rut's are still visible in some locations, from days gone by, to this day, on the nearby grasslands! LocationThe land is located 25-30 minutes South of Rocky Ford, a quaint farming community located along the Arkansas River. 1.5 hours from Pueblo, and 2.3 hours from Colorado Springs.
