This approximate 14 acres of land is available to build on for privacy, yet not far from downtown Marianna, Florida. It has been zoned for residential development. This allows for mobile homes, duplexes, tiny homes, manufactured homes, or residential homes. There are 3 roads off of Pearl Street that dead end into the property that could have homes added. See pictures at the end of Baker Avenue, Miltonia Avenue, and Stuart Avenue. As you can see in some of the pictures, there is room at the end of and around the culdesacs that could have homes built with city water/sewer available. Or you could enter there and clear and build a private homestead in the middle of the 14 acres. We also have a 1.25 acre parcel of land along Wynn Street (you can see it as a green and yellow rectangle on the right of the first and third picture) that joins this area that could be bought and used as easy access to this 14 acres from the east side directly off Wynn Street. Or, of course, it could be bought separately to build a home or homes with nice lots. Beside and behind the Wynn Street property is a nice, flat area perfect for more homes or a park. As you can see, the drainage ditch has very little water in it. It is NOT a creek. Water flows under the road and is gathered from runoff from Wynn Street and goes to Chipola River. This picture was taken recently after Hurricane Nicole brought lots of rain and this was the small amount of water in it. Engineers have said you could easily put a culver pipe in this ditch and build a road ot drive over it to access the whole property from the 3 streets shown with the culdesacs. This land is within the city limits of Marianna, so no livestock is allowed. It is very near the center of town, yet tucked away from the main highway. There are great options available for this land along the semi-retired railroad that could be developed in this up-and-coming area of Marianna.
