    LOCATION:   Central Eastern Oklahoma in LeFlore County.  Wister Lake State park is about 2 mi.  The towns of Heavener and Wister are about 4 mi.  Howe is about 3 mi.  This land borders along a black-top farm to market road on 2 sides.  The larger city of Ft. Smith is about 40 min.  Tulsa is about 1.45 hrs.  Oklahoma City is about 3 hrs.  Dallas is about 4.5 hrs.

    BUILDINGS:  None.  The land is part of a larger 40 acre tract. It is fenced on 2 sides with steel 'T' posts and barb wire.

    LAND:  land is gently sloping from North to South.  It is sandy-loam by nature and well suited to fruit, berries, garden crops of all kinds and wooded pasture.  The present owner reports his father purchased this land back in 1944 and it has been in the family since. 
    At the time of purchase the land was mostly open pasture and farm fields for crops with scattered  mature trees to helter livestock.  Currently the land is mostly wooded with a host of hardwood timber native to the area, red cedar and pine trees.  Some of the land is thinly wooded and these semi-open areas could be opened up with a tractor and brush hog.
