Description
If you know anything about hunting in Oklahoma, you are aware of the fantastic bucks roaming around the McAlester Army Ammunition Plant. Over the years, we've sold quite a few places near and some even touching the ammo plant and they all had one thing in common, trophy bucks. At just a fuzz under 45,000 acres, this low fenced facility is carefully managed and only allows a limited number of longbow tags per year. Every year, quality bucks hop the fence and roam out into the surrounding countryside following does. Three Peaks Ranch is located just 3.9 miles southwest of the ammo plant in a part of Pittsburg County close to where it corners with Hughes County in one spot and with Coal and Atoka in another. It's a great neighborhood to be if you are interested in top quality genetics.
Geology influences wildlife biology and in the case of 140-acre Three Peaks Ranch, an interesting bit of strata plays an important role in the bedding and travel habits of the local deer herd. This ranch sits atop a high sandstone ridge that almost completely encircles a large plateau called the Salt Prairie. There are a limited number of low saddles in the ridge that allow deer to flow down into this hidden prairie from the Caney Boggy Creek and Salt Creek watersheds located to the north and south of it, respectively. Consequently, this ridge serves as an elevated sanctuary where whitetails rest until they move down into the valley below. In addition, the low saddles offer them a less strenuous path when crossing from one watershed to the next. With an elevation change of nearly 100 feet across the ranch with slopes approaching 30 degrees in some areas, there are fantastic views in every direction. Three pipelines traverse the property and offer ideal open lanes for wildlife viewing. In addition, these pipelines act as ideal game trails from the top of the ridge down into the valley.
The native forest is dominated by post oaks with the typical Oklahoma browse species underneath. Some areas under the forest canopy are rather open and have a park-like appearance. The far north and south part of the property are at a lower elevation, flatter and more open. These areas have a strong growth of browse along the pasture/timber interface and offer multiple small ponds for wildlife to visit for a drink of water. These areas could be planted in supplemental food plots while the ridge and slopes would be more suited for protein feeders and mineral tubs. Prescribed fire would be a useful tool to manage the native browse and to keep a nice mixture of palatable fresh regrowth along with areas of denser, thicker bedding cover. The hunting pressure near Three Peaks appears to be limited and benefits from having a1600 acre ranch that borders it to the north and west. In addition, there are very few houses in the area which is a good thing because typically fewer humans equal more deer. We will be running trail cameras over the next few months to document the number and quality of whitetails on the ranch.
The seller has added a brand new, fully insulated hunting cabin from Davis Buildings out of Stigler, OK. It has a spacious living room, 2 full bedrooms and a loft on both sides, making it ideal for your family or group of buddies to come stay and play. With a mini split to heat and cool the place, you will be comfortable out on the ranch in any time of the year. All that's left to do is drill a well, install a septic system and hook them up to the cabin!
