About this House
This hunting camp is located at the end of a 5-mile long, gravel, single-lane county roadway back in the hills. If you are looking for a getaway, you won't find a more secluded, private, and peaceful setting than this property. THIS PROPERTY IS ALSO AVAILABLE AS A SEPARATE LISTING THAT INCLUDES THE BUILDINGS, APPROXIMATELY ONE ACRE OF LAND, AN ANNUAL HUNTING LEASE FOR THE SURROUNDING LAND, AND A FIRST RIGHT OF REFUSAL TO BUY THE LAND AT A LATER DATE. The cabin is approximately 1280 square feet and was built in 1996 - with an addition put on afterward. It has an old kitchen and living room area in the front, a walk-through bedroom area, bathroom, unfinished closet, and another bunk room in the back. It can easily sleep 4+ people. The floor and some of the walls feature beautifully cut wide hardwood planks. There is a shower/tub, commode, old vanity, and a washer/dryer hookup (not currently being utilized). The main heat source is two large wood stoves - but electric heaters could easily be added as a backup. The exterior is cedar board treated with a 30-year stain. It has a metal roof and gutter system that feeds into the french drains that transfer the runoff water into the creek. The pole building is very large and exceptionally built. It is a 40' x 65' building with a 14x16 garage door, a 12'x12' garage door, and a walk-through door. The concrete is a minimum of 5" thick with a smooth finish over the entire floor to reduce wear on tracked machines. There are two floor drains, and the concrete was finished to slope water into the drains. Electric has been run throughout the garage, and it has its own 100-amp panel. It was built to exceed standard building code - with hurricane truss braces and additional nails. This building is giant - and could be used for a variety of applications.The owner has put a tremendous amount of effort into setting utilities up in this remote location. A long powerline right-of-way was run back to the cabin to provide a 200-amp electric service for both the cabin and pole building. A water well was drilled next to the cabin. A well-constructed septic system was installed so that a bathroom could be utilized within the cabin in addition to the outhouse. The hot water tank and utilities are stored underground outside of the cabin, where they will never freeze and with easy access for maintenance. The cabin was set up for easy winterization - with drain valves and culverts located in strategic locations for draining all the plumbing. The entrance to the cabin over the creek was reconstructed with four large culvert pipes and enough aggregate and space to allow a semi-truck to turn around. Drainage around the cabin includes an extensive number of French drains that keep the foundations protected and the area around the cabin/driveway dry even during significant rain events. The interior of the cabin could use some updates, but the craftsmanship and planning that went into the exterior work, pole building construction, and earthwork on this property is unparalleled. Two natural gas gathering lines have been run through the property.There is a shallow oil and gas well on the property that has a line that runs behind the cabin. This property has an excellent hunting history, with several great bucks having been taken off of it in past years. It was mostly gun hunted, and the pipeline rights-of-way are a particularly good location to catch both deer and turkeys feeding on the clover and hairy vetch. There is some timber value on the property with scattered mature hardwoods. The owner has never cut the hardwoods off of it. The field in the bottom is approximately 2.5 acres and could be utilized as a food plot, garden, pasture, shooting range, or for crops. Access to the property is hilly and narrow, but the gravel road is pretty good and can easily be traversed in good weather conditions. It is steep in certain locations, with a vertical drop off over the bank without a guard rail. In snow and muddy conditions, four-wheel drive is required. In heavy snow conditions without the driveway being plowed and salted, it is UTV access only. Mineral rights are not included.
