Description
9.5 Acre Lot in Sportsman’s Paradise in Wasco County, Oregon
I’m selling my 10-acre lot on a southern facing slope. I lived in Portland, OR when I originally purchased this property where I planned to build an Earthship. I am moving out of state and, although I hate to sell this, I need the money for my move.
This lot is located just outside the eastern border of the Mt. Hood National Forest. Wildlife abounds in this area including wild turkeys, deer, etc. You can literally walk or bike from the property into the national forest on old logging roads.
The property is sparsely treed with white oak and pine. There is a seasonal stream at the bottom of the slope that runs in the spring and early summer. Sportsman’s Paradise is mostly undeveloped 10 acre lots, though there are a few old mobiles and a few permanent residents who have built off-grid cabins. Lots of owners use the properties for camping or as a base for outdoor recreation like mountain biking, hiking, hunting or RV riding.
The lot is “buildable” with the primary limitation being access to water. Wells in the area are very deep which is why I was considering a catchment system. Building code allows for unpermitted outbuildings under 200 square feet so I had also thought about building a small, rustic, tiny house for secure and comfortable camping and recreation.

Buyer to perform all due diligence as to buildability and feasibility of development of the property for buyer’s purposes.
I am asking for $20,000 down payment on a total purchase price of $78,000. I will carry back a note for the remaining $58,000 at 8.6% interest for 30 years for a monthly payment of $462.59 (includes taxes). I will provide a sales contract and we will use a local Title Company to write up the Deed. The title company will also service the loan. No credit check to qualify.
Think of it this way, you and three friends each contribute $5000, after that you each pay $115 per month to own this beautiful property and investment. The price never goes up (except the low taxes of ~$150/yr)
I am a highly motivated seller and will consider all reasonable offers. The price, down payment and contract terms are all fully negotiable. Please reply to this add describing your interest and your offer. In the photos you’ll see an old camp trailer. The trailer is of no value and will be left on the property and transferred to you as part of the sale. I also have a small, functional pop-up camp trailer that I will also include in the sale.
Serious buyers only please. To see the property in person email me and I can give you specific directions.
