Large lots (2-5 acres). 1,000 sq ft minimum size homes (most of the 80 homes built so far are larger)-mobile homes allowed only during construction, RV and boat storage allowed on lots once home construction is approved. Well and septic needed. Active association enforces reasonable covenants to keeps Forbes neat, clean, nuisance free, and schedules many social events. HOA/LOA fee only $185/year, $44/yr taxes. Benton County cost of living 20% lower than national average. Niche rates Benton County as one of the top counties for retirement. Very well maintained gravel roads by Forbes fulltime employees (county road dept calls Forbes roads beautiful).

This lot is one of those "good" Forbes building lots with the added value of being on Deer Creek.
Benton county seat, Warsaw, is located on both Lake Ozark and Truman Lake and is about 30 minutes from Forbes- it has most everything you want or need (doctors, clinic, stores, restaurants, gas stations, antiques, Walmart, etc). There are also gas stations and bar/restaurants/music within 15 minutes of most Forbes lots.
The Lake Ozark tourist mecca is located at the east end of the lake about 45 minutes from Forbes. You'll be hard pressed to find a better bargain than Forbes LOA Park for a clean, gated, well run, large lot, lake front development with low fees/taxes, reasonable covenants, and good amenities- I haven't found a bargain this good in over 20 years of searching for and buying land all over the south and midwest .
