Most of the lots in Forbes, no matter what price or size, fall into a category that do not have all these needed features- no electricity near them (costing up to 40k for electric service), and/or do not have good soils for an inexpensive septic system (can cost 30-40k), and/or are steep (can cost you tens of thousands for excavation)- any of which can cost you tens of thousands more to build on than my lot will). So be careful not to buy just based on the lot price or the size of a lot. A "good" 2 ac lot is much better than a "poor" larger lot or cheaper lot.
But rarer "good" lots like mine, if you can find one, are quite a bargain for all that Forbes and the lake area has to offer. Hoa fees and taxes extremely low compared to other small ac developments anywhere in the country (even compared to those without amenities). Forbes has reasonable covenants to keep it clean and nice (no nuisances or junk allowed, no mobiles, etc), and they enforce them -unlike many developments.
Forbes spans 12,800 acres with 5 miles of frontage on Lake of the Ozarks, divided into 2 to 6 acre lots, entrances are gated, 3 private boat ramps to Lake, 3 private fishing lakes, tennis courts, hiking trails, a BBQ pavilion, a clubhouse, an hoa office, tons of nature, woods, wildlife, creeks, hills, valleys, preserve area, and shooting range. It's gravel roads are very well maintained (county road dept calls them beautiful). Homes from 1000 sf minimum to large homes. Only about 75 homes have been built so far in Forbes (mostly on the more expensive lake front lots) so you'll have literally 1000's of mostly undeveloped acres around you.
This lot is about 30 min to Warsaw (in Benton County) for almost everything you need, and about 40 min to Osage Bch/Camdenton (in Camden County) for more shopping, etc. Camden County is rated #1 best place in Missouri to retire. There are 4 local restaurants, and small store/marina within 10-15 minutes of this lot.
So if you want to build a home on an great, inexpensive to build on lot that already has electricity to it, has GOOD soils that allow for a BASIC septic system, that is NOT steep (so minimal excavation costs), is CLOSE to a Forbes ramp and to a paved road, that is close to neighborhood restaurants, and that is very reasonably priced for having these features, THIS IS THE LOT FOR YOU.
