This is a diverse tract of land with good, direct access to the Houston area. Located in the far northwestern portion of San Jacinto County, just South and West of the upper portions of Lake Livingston, this tract is large enough to offer many possibilities either for sub-division or for use as a large acreage, home-site or recreational retreat. The tract is slightly irregular in shape but has a good length and depth ratio with long frontage along Old Staley Road. The topography on this property is rolling with elevation ranging from an approximate low of 150' ASL to an approximate high of 250' ASL. This approximate 100 feet of elevation change offers some good views, particularly in the SE portions of the property, which is the area with the highest elevation (along Old Staley Road). The tract slopes gently to the north (away from the road frontage) and the topography offers multiple drainages, which could be explored as pond sites. The soils on the property are classified as OAC - Oakhurst excellent sandy loam (62%) and CPC - Coilta variant-Kittrell complex (36%). The CPC areas are rockier in most areas, offering some unique features along the primary drainage that runs through the property. This drainage appears to be a wet weather creek and only has potholes of water in the current conditions, but one unique feature is a large, dry waterfall/pool area. The property is primarily wooded and has a variety of native species regarding grasses, brush and trees. Pockets of dense, mature hardwood timber are scattered throughout the central and northern portions of the property. The open areas are primarily native pastures with native grasses, weeds, and scattered brush. This is ideal for wildlife and offers a unique setting that is becoming more and more popular on premium ranch properties that are being managed with wildlife in mind with an additional goal of minimal maintenance. This has been the mindset of the current owner's family, who has owned the property for many years. This is evident as they have maintained a Wildlife Management / Native Pasture exemption with the appraisal district rather than a more common Ag exemption. Both offer similar benefits, but the current exemption would allow for more of a focus on maintaining the natural beauty of the tract while promoting wildlife. There are no improvements on the property other than perimeter fencing. While there are no utilities on the tract, it is noted that electricity is just off the SW corner and the maps show that the tract is on the periphery of the Riverside Sud Water Service area. It has not been determined if the water line is at the property and that determination would be the buyer's responsibility. Still, we can also note that the maps show that the property is located within the boundaries of the Gulf Coast Aquifer, so a new owner could also explore the possibilities of a water well on the property.
