Description

This property has wonderful deep dark cropland soil class II that grows wheat and milo. It has a pond that holds water at times There has been some newer fencing done around the property over the last few years . There is one gas well that has brought in no income, that seller would convey 50% of royalties. Wildlife hunting includes deer, turkey, hogs, dove and quail. An old nostalgic railroad still runs along one side of property. Ranch is currently leased for $1500 a year for ranching and wildlife has never been leased but could be for $1500 a year as well.

"I’ve lived here for about 10 years and it is a quiet, safe place to live. We have an acre and live in town so it’s nice to have alittle breathing room. Neighbors are very nice and helpful. "
