1, PARTIES AND PROPERTY
For good and valuable consideration, Buyer agrees to buy from Seller and Seller agrees to sell to Buyer the following described real estate, known herein as the "property." On the terms and condition set forth in this Vacant Land Sales Contract, herein called the "Contract."
A parcel of land in the Northeast quarter of Section 9, Township 14 South, Range 63 West of the 6th P.M., County of El Paso, State of Colorado, containing 70 acres, more or less, described as follows:
Beginning at the Northeast corner of said Section 9, thence Westerly along the North Section line a distance of 1.160 feet: thence Southerly along a line that is parallel to the East section line a distance of 2,640 feet. More or less, to the East West Quarter section line : thence Easterly along the East West Quarter section line a distance of 1.160 feet to the Southeast corner of the Southeast Quarter of the Northeast Quarter of section 9; thence Northerly along the East section line a distance of 2,640 feet, more or less, to the point of beginning.
Seller Will reserve a non-exclusive permanent easement that is 30 feet in width, running along the North side of the property, for purpose of egress and ingress from property owned by Seller legally described as the Southeast Quarter of the Southeast Quarter of the Section 4, Township 14 South, Range 63 West of the 6th P.M., County of El Paso, State of Colorado.
