    Description

    Attached is the original preliminary plat (now expired) and the most recent 3rd Final Plat though expired this should give a good idea of what is here to work with.

    For development, the City will require 1 stream crossing to connect Madison Creek Drive west to the future extension of Sunset Lane. Development along the existing stream in Madison Creek will be required to meet the stream buffer requirement (Order 1 stream requires a 50-foot buffer from the top of bank of stream on each side of stream).

    City has approved funding for the extension of Sunset Lane north from 58 Highway to 163rd Street and to connect 163rd Street west to its current terminus. This project is currently under design and scheduled for construction in 2022. Only the necessary right-of-way will be required of the developer.

    The City is also hoping (not yet approved) to extend a water main north along Sunset Lane to serve the Hawk Ridge Park area to the west, which would also serve the Madison Creek undeveloped area.
