That is a huge draw for the wildlife and will also help support any grazing or livestock that the owner may want to manage beyond the hunting capabilities. With the wetland type bottom area, you also get substantial vegetation growth, and although there is not much for mature timber cover, there is excellent grass and brushy cover that the deer and quail love. The bedding on this ranch for wildlife and even for livestock is much more significant than what an aerial or the pictures may show. The property is also surrounded by other large acreage ranch properties, and this is a very consistent area of the county for growing big deer. Since there has been NO HUNTING on this ranch, the wildlife is likely in a comfortable position. Moving right into a great deer hunting opportunity is a certainty based on location and previous hunting pressure alone. This is also an excellent quail and waterfowl area, and there is a habitat mix that is in place, and that also can be enhanced on every level of wildlife. The fences are in mostly good condition, so it can be grazed, and in addition to the spring creek in the eastern portion, the west portion of the ranch has rural water along the boundary with several water tanks in place.
