The land is easily accessible for Hwy. 17 and there are nice building sites far enough away from the Hwy. The parcel drops down toward the river, but a newer boardwalk leads from the edge of the building site through the heavily wooded river bottom (which is stocked with huge spruce and tamarack) to the dock on the river. The Hat Rapids Flowage is the dammed portion of the Wisconsin River between Rhinelander and Hat Rapids Rd. Much of the river stays ice free year round resulting in wildlife viewing most waterfront property owners only have during the summer.

    "Spring time means a bazillion ticks. Naked tick checks are a must when coming indoors. Huge amount of rodents attract multiple predator species like fishers, bobcats, cougar etc. Outdoor cats and dogs will disappear and never be seen again. Mosquito activity fades in autumn, but gnats are insane on warm autumn days. Kids need to be aware of roving bear. A firearm when outdoors is a must."

    "Good school system! We moved from a bigger city. Everybody very friendly. Good volunteer firefighters system. Fun city activities. Voted Best Smallest Town in America from Kraft foods in 2010!!! Good fishing! Recommend Sunset grill for food!"
