Site is also located near the westward expansion of Progress Rd that will intersect Flannery Rd. Land is currently zoned single family with city sewer and water but city is open to commercial development on the property. Small portion of the NE Corner resides in flood plain. The Sherman Economic Development Co owns very large tracts of neighboring land with plans to attract additional large-scale investment to the area.
