Fronted by a little-traveled but well-maintained road, these properties feature dramatic terrain straight out of a Hollywood western, with the centerpiece being a private mesa that rises about 180 feet above the remainder of the properties. Atop the mesa, there are about 2.5 acres of level, potentially buildable ground, offering amazing 360-degree views, taking in the Spanish Peaks to the south, Pikes Peak to the north, and the eastern plains. On the mesa’s south side, there’s a secluded, almost hidden, valley, featuring level to rolling terrain and several small hills; this would make a great location for a home, or a terrific place to ride a horse. The property is lightly wooded, and offers some great hiking. Each of these two parcels meets the acreage requirement for a domestic well permit, generally providing for household use, watering livestock, and limited irrigation. Neighboring wells range from 300 to 370 feet in depth (the norm for the region), with production rates averaging 10 gpm, and individual production rates as high as 15 gpm, the maximum allowed on a domestic well. Given that there are two parcels, a new owner could develop each independently, and drill a well on each. These properties are located inside Hatchet Ranch East, an area covering tens of thousands of acres, and divided into parcels of at least 35 acres. Power, phone, and internet service are readily available to these parcels (fiber-optic service is widely available within Hatchet Ranch). Utilities: San Isabel Electric; Rye Telephone (phone, internet). If a new owner chooses to build, a home must be at least 1,500 sf; a separate guest house is allowed, a well as shops, barns, arenas, and corrals.

      "My neighborhood is very pretty and lively and safe but it is getting busier. The homeowners have between 3 to 4 cars since their children have grown up and are now cars parked on the street whereas there were none when we moved here. For me, the commute to work and my son’s school is inconvenient as well as extracurricular activities but everything else from banks to pharmacies stores and grocery stores are here. The location is good, it was better before so now, the other part of Pueblo north seems the way to go."
