Forbes has reasonable, enforced covenants, that keep it neat, clean, nuisance and junk free, and no mobile homes allowed, yet it still has very low HOA fees currently at $169/yr (can't go up more than 10% a year per the covenants), very low taxes avg $35/yr per lot (unlike many rural developments with high hoa's and high taxes). Forbes is an undiscovered gem.
Only about 70 homes have been built in Forbes. Only about a dozen homes built within this 2500 acre eastern section of Forbes where this lot is located, and only two homes within a mile of this property- so you'll have literally 1000's of acres of mostly undeveloped nature and privacy around you -with no traffic or overcrowded amenities like in some developments.
This Lot is in Camden County (rated #1 county to retire to in Missouri with cost of living 8% lower than national average), but most of your shopping etc will be in closer Warsaw in Benton County (rate #4 place in Mo to retire with cost of living 19.8% lower than the national average).
Forbes is beautiful, spacious, private, gated, and has many great amenities and accesses to Lake of the Ozarks and to it's private lakes. It's an awesome place to buy into to build or hold for the future. BUT be aware that the vast majority of lots in Forbes are difficult and/or costly to build on due to several factors- electricity is far from most Forbes lots (costing up to $40,000 to get it to some lots)- most Forbes lots don't have good soils and/or have rock layers that require very expensive septic systems (costing $20,000-40,000+)- many or most Forbes lots are either very rocky and/or steep which requires very expensive excavation (tens of thousands) for driveways, home sites, and septic systems.
So whether a lot is priced lower or higher, or is larger or smaller, or is on the water or off the water, there is a very good chance that any lot in Forbes is one of the vast majority that has most or all of these (very costly) negative features. So be careful not to buy based simply on price or size of lot without finding out how much it will cost to get electricity run to a lot (from SW Electric) , how much a septic system will cost you or if one can even be permitted based on a soil test by a soil scientist. There are even many un-buildable lots in Forbes.
THIS LOT IS ONE OF THE FEW FORBES LOTS THAT HAS ALL GOOD FEATURES needed for building an easily and inexpensively on the lot.
