    Description

Approximately a little over an hour from downtown Indianapolis lies a rare large contiguous heavily wooded tract. This approximately 356+/- acre property is just minutes from I65, 8 miles south of Columbus, and could be a hunters paradise! The property is a blank canvas for any outdoor and habitat enthusiast. The habitat is a true blank canvas for anyone looking to create a whitetail and turkey oasis. A creative management plan could create acres of bedding, cover, food plots, and edges with a series of clear cuts, selective harvesting, and early secession. A series of trail systems cuts throughout the property creating access with ease, while a creek and a series of runoffs flow through the majority of the interior of the property. Fabulous stand of mixed bottomland and upland hardwoods. The bottomland hardwood section is composed of pin oak, swamp white oak, soft maple, and sweet gum. The stocking is excellent with a good mix of size classes from 16" - 26". The upland hardwood section is composed of red oak, white oak, poplar and soft maple and stocking and size class is very similar. A pond is located at the northeast portion of the property and the surrounding area has plenty of deer and turkey cover as well as open areas perfect for food plots. Majority of the neighboring and adjacent land surrounding the property consists mainly of heavy crop production. The property can be accessed through 2 different easements, the main easement is a 150ft wide deeded easement located from county road 800 and leads to a gated entrance to the property. The other deeded easement is a 50ft wide easement from State Rd. 11 but would need a little clearing work done in order to be used. Zoning is R1 /Ag so whether you're wanting to build a gorgeous weekend cabin or a one-of-a-kind estate on a rare large tract of land this property provides that opportunity as well. This property truly is unique with its size, location, and opportunity; so whether your passion is Whitetail or Turkey hunting, habitat, or even an estate preservation, this property has it!
This property is off market, which means it's not currently listed for sale or rent on Trulia. This may be different from what's available on other websites or public sources.

"Columbus is a great place to raise children because of the quality of education and the many schools in this area. Jobs are easy to find and cost of living is reasonable. Public transportation is available but you do want to own a car. Some areas of Columbus are better than others as far as neighborhood upkeep. I've lived in Columbus since 1999 and it's always improving and growing. If you want to live in a safe well rounded community this is the place for you."
    • Nicki G.
