    Build sites for TINY or Smaller Homes.Hidden on the western side of idyllic Lake Keowee in Seneca SC, are seven waterfront lots located in Bass Cove. These seven heavily wooded lots front a private cove, (classified by Duke as a "Natural Area", that is approximately 50 acres in size. The Cove is separated from the main lake by a five foot culvert that lies under Crooked Creek Road. A pristine waterfall, where an old grist mill once was, completes this serene setting conveniently removed from the heavy boat traffic found on the main lake. Here's a chance to be build a smaller get away - vacation style home without spending too much. A cabin - cottage style or "Little Home Community". There are seven home sites on this Peninsula. Each site will have over 100 feet of water frontage with the lot sizes ranging from .57 acres to .69 acres. Mature vegetation and towering hardwoods offer privacy for all lots and home sites. Each lot is distinctively unique and has pleasant views of the water. This body of water does not connect to Lake Keowee but usable for canoeing, kayaking, SUP(stand up paddle boarding) and fishing. Limited restrictions in building but must be approved by the owners. There are nice long water views of Lake Keowee between the subdivisions of Hickory Cove and High Hammock. With a membership, access to the boat ramp at Hickory Cove and boat slip rental will be available. Water and electricity are available to all lots. Although individual docks are not permissible, decks and boardwalks can be constructed along the waterfront above the 805' contour level for easier access to the water. Lot prices start at $36000. All lots have permitting for a 3 bedroom septic.There is a $1000 one time impact fee collected at closing for future road and grading work.

      "In Oconee county/seneca there is a lot of family and it is a small town as of right now but everyone pretty much knows everyone. The “town” is getting a lot bigger and they are making it like city and and they’re 5 year plan is terrible if you are looking for a rural area but if you are looking for a urban area I would recommend looking elsewhere"

      "There’s really not a lot to not like for a dog owner. Most neighborhoods have backyard space that is fenced in for the dog to run around, and you can walk your dog around the neighborhoods as well. One thing that they may not like is that there’s no where to throw away doggie bags if you pick up after your dog. Which, mostly no one would want a doggie bag trash can near their front yard, but it’s not like our neighborhoods have nice side walks to walk on, and even the park doesn’t have the doggie bag trash can. Other than that and people flying up and down the road, there’s not much a dog owner wouldn’t like. "

      "There's no community events, in this neighborhood. Mostly retired people, living here, with a hand full of young edults. This is a mixed race neighborhood, which every body gets along, with the exception of one, who recently left after beating up his livein girlfriend, he still owns his dilapidated home, but at least him and his drugs are gone for now. Where approximately 1 1/2 miles from shopping, which includes Wal-Mart, two shopping centers and a dozen diffrent places too eat and two gas stations within a mile."
