    1.4 acres of open land, sewer, water, tv, electricity and natural gas at sidewalk next to lot. Zillow map shows rectangular buildings but photos show reality (open space now, room for 1-6 developed lots later, if you choose). We have lived next door for 35 yrs and found land further out so selling (5bdrm/3ba house) and moving in the Spring. We have LOVED our land, our neighborhood and our surroundings every day and hope another family will too! It is convenient to schools, shopping, Upper and Lower Park, Wildwood Park, bike trails and bike park, and transportation but quiet with views of the foothills. Town is growing up around us but this lot and cul-de-sac is a quiet serene hideaway surviving less than a half mile from the hustle and bustle of East or Eaton Avenues. Mature trees and landscaping can keep your outdoor living space private, exclusive and calming. There is plenty of room to situate your home on the north boundary and open it to the south if you worry about growth, telephone lines or future neighbors. Many new residences on Cactus have young families with toddlers to high school age. There is plenty of space to build a huge home and include a large Mother-In-Law or more ADU's, a swimming pool, tennis court, gardens, barn, vineyard, basketball court, etc! Driveway should come off Cactus (mirroring next door neighbor) as that was originally part of this parcel, when they wanted to build Cactus into the street it is now and we granted that deed. If you build a home on a pad there again, mirroring next door neighbor, you should not have to 'improve' Rusty Lane with curbs, gutters and sidewalks. All development is of course subject to building dept approval.

    develop the lot into 3-6 lots curbs, gutters and sidewalks now or in the future and make a bundle!

    Consider also purchasing our home at 30 Rusty Lane, on market after we are half way finished on the building of our new house. ZILLOW estimate on 9/2020, is $804,000. (hope to get at least $750,000.) and only high offers on lot next door will be considered if requesting a walk through of house before March 1. House needs updating; we are considering upgrading cosmetic work (paint, flooring, stove, countertops) or giving credit to buyers depending on offers.
    OR consider both and add 1-2 houses on back half acre of existing home at 30 Rusty Lane, flag lot access avail.

    Owner can carry if 50% down payment. After sale of our home, owner can carry up to 80% or can consider subordinating through construction (to be negotiated). Finders fee up to $5000. for realtors or private party.
