    Location: About 5 miles west of Graham, Texas, just off Highway 380, the property sits 1 mile north of Lake Graham. It's an easy drive from the Metroplex-just over 2 hours from Dallas and 1.5 hours west of Fort Worth, and 1.5 hours northeast of Abiliene.

    Topography and Vegetation: The property offers a diverse landscape, beginning with flat, cultivated ground in the northern portion and transitioning into tree-covered, rolling pastureland to the south. Near the center of the ranch, an elevated ridgeline provides 360-degree views of the surrounding countryside. Just below the ridge, a tributary of Briar Creek winds east to west through the property, creating natural drainages and seasonal pockets of water as it meanders through the terrain. This branch feeds the scenic 2.5-acre pond and continues through much of Young County before flowing into Lake Graham. Along the creek, the riparian corridor is rich with mature mesquite and native plum trees, framed by thick grasses that enhance the ranch's natural character.
    The northern pasture remains open and level, maintained for seasonal planting and supported by native grasses with scattered mesquite pockets-making it well-suited for continued cultivation, additional farming, or future development.
    The native south pasture is dotted with large mesquite and hackberry trees, along with a few scattered oaks and other species commonly found in the area. Forbs, browse, and cactus species-such as elbowbush, skunkbush, bumelia, and lotebush-are abundant and contribute to healthy wildlife habitat.
    Grasses are well established, with dense pockets of switchgrass, Texas wintergrass, dropseed, Indiangrass, and other native varieties.
    Water: The property features two ponds that provide reliable water for cattle and wildlife. The larger pond, located in the South pasture, is approximately 2.5 acres in size. A second tank sits just north of the cross fence separating the two pastures and measures approximately 0.5 acre.
    In addition, a 340-foot water well and well house are located in the South pasture and currently produce approximately 48 GPM. The well can be used for an irrigation system or for watering livestock. Overall, the property offers excellent water access in multiple forms.

    Wildlife: Whitetail deer, turkey, hogs, dove, ducks, and native wildlife species are plentiful and provide great hunting and viewing opportunities.

    Fencing: Fencing is in good to excellent condition. There is a cross fence separating the north and south pastures for cattle rotation. All fence lines are sturdy. Entrance gates are located on the north side along Bryan Farm Road.

    Roads & Accessibility: The property features a fair network of dirt roads providing access throughout. The main entrance is on the north side via Bryan Farm Road, and FM 1769 runs along the eastern boundary, offering a place for additional access points if desired. Both roads provide reliable, all-weather access.

    Leases: There are cattle and farming leases currently in place, but they can be continued or canceled with the sale.

    Water Well: Water Well Drilling and Service out of Graham, Texas, drilled the 340-foot-deep water well located on site. The well produces 48+ GPM and has an 8-inch diameter borehole. The water well has a pump in place and a nicely constructed well house.

    Utilities: Ft Belknap co-op electricity, and rural water services are located on FM 1769.
