Description

This home is just minutes away from schools in the area and 7 minutes from North Windham, 12 minutes from I-95, and 30 minutes from downtown Portland. The flooring was recently re-done in two of the bedrooms, and the home has been painted. This is ideal for students, or a 2-person family. Limit to 2 vehicles in driveway.

Appliances in the home include: dish washer, laundry washer and dryer, stove/oven, and fridge/freezer.

There is an attached in-law apartment with a door that connects the two. This door will be locked at all times. The backyard is shared between the house and in-law apartment.

*This rental is currently occupied. All tours must be scheduled. Showing up unannounced is prohibited.*

Owner responsibilities:

Tenant responsibilities:

- Shoveling and snow removal
- Cable and internet

Terms of lease:
- All applicant(s) (including all adults who will be residing in the home) will have a background check, as well as credit score screening, and the applicant will pay for fees associated with the background check and credit score screening. This is non-refundable.
- Lease will be for 1 year or 12 months.
- If the lease is broken at any time without adequate notice of 90 days, the security deposit will not be refunded.
- At the signing of the lease, tenant will be required to pay the first month's rent, and security deposit of $2,750. $5,500 total.
- The tenant must notify the landlord within 24 hours of any mechanical, significant damage to the structure, or failure of appliances.
- There will be quarterly (90 day) maintenance done to all HVAC equipment.
- No pets allowed. If the landlord is made aware of pets, tenant will be given 48 hours to remove the animal. If the animal(s) is not removed in that time, the tenant will be at risk of eviction.
- No smoking in or around the home. This includes e-cigarettes, cigarettes, cigars, joints, etc.
- 2 parking spots are provided. Tenants must utilize the two parking spaces in front of the house, and will not park on grassy areas.
- No renovations, including painting, are to be made by the tenant.
- The thermostats will be locked to not exceed 70 degrees.
- Visitors are limited to 72 hours.
- The boiler and electric panel for both units is located in the rental. Please, be advised that access to either may be needed without a 24 hour notice from the landlord.

We live on the Presumscot River so we have all kinds of wildlife, many enjoy water sports like kayaking, paddle boarding, boating, fishing, and you see them out and about. We also have close access to the Mt. Division trail which is great for everyone, including Fido, as long as they are on a leash. There are farmers markets, lots of shopping, restaurants and sea coast fun park. Just go 5miles up the road. Or the Highschool has sports fields, an outdoor track, a rock climbing wall inside through adult Ed I think? Windham is a great place to be."

    "I live two streets from Carmichael and love living so close to the lakes and less than twenty minutes to Portland! The schools are within a 5-7 minute drive and shopping is less than three miles down the road. You can avoid the traffic by taking the backroads, that lead into outer Washington Ave or travel down the road to enter the Maine Turnpike just down the street in Gray. I love listening to the loons on the lake, early Spring into the Fall, and it is always fun to watch the fireworks show on the lake July 4th, put on by neighbors all around the lake! With the snowmobile trails so close by, I can hop on my sled, ice fishing, ice skate, or boat all outside my front door! This is a great area to retire, or raise a family"
