Other notable details:

- Reference, credit and background checks will be required so be upfront if any issues so things can be worked out in advance
- Security deposit equal to at least one month's rent (maybe more if there are credit issues)
- Max two small pet can be allowed with $650 pet deposit for each, and $50 monthly pet fee each plus proof of meeting all county requirements
- Owner can provide basic furnishings upon request, if needed
- 1 year lease is preferred but will consider shorter term at a slightly higher rent
- $50 per month concession for longer term lease (2 or more years)
