1. We require income verification - income must be at least 3 times the rent. $2625
2. Security Deposit is the same as the rent, $875.
3. If no rental history, first and last months' rent required before moving in.
4. We do allow pets, $400 non-refundable one time pet fee per pet. No pit bulls allowed
5. We prefer no evictions within last 2 years
6. Renter is responsible for yard maintenance and all utilities.
7. Please drive by the location BEFORE scheduling a showing.
8. Application fee is $40 total - applications will be given once we meet to see the home.
9. We prefer someone be able to move in 1-2 weeks after turning in application.

    "There are some parks that aren’t kept up with and have discarded needles left around. When it’s not stolen packages and strange people knocking at your door, it can be nice. We have a friendly police force and some of the people here are nice. There’s a lot of local owned businesses and head shops. We have the Crows market that sells fresh produce only from Oklahoma farmers. It’s not so bad, just be careful of where you walk and remember to lock all your doors. It would be good to have a dog with you."

    "The north side of shawnee(N of Independence) is the best part of the town. The south is ROUGH though. If you do live on the south side- keep doors locked/windows locked and try to have fenced in yards. "

    "There are very few sidewalks through Shawnee. Only a couple raids partially have any at all. People don’t really watch for them while driving. The animal control doesn’t help if your animals are lost. Not very good place. "
