Description

This 1/3rd acre entirely fenced property is unassuming from the front but becomes an oasis as soon as you walk through the front door. See many, many photos! 3 bedrooms, 2 bathrooms, 2 car garage, carport & multiple storage sheds. Family Friendly cul de sac. The kind where kids can safely ride bikes and play outside. Cold Springs is about 20-30 minutes from all things Reno, and worth the drive.

The home boasts 3 Redwood decks (off the kitchen/living area, off the master and off the guest room). Each bedroom deck has a hot tub (provided "as-is") that stays with the property. Off the third deck, you can watch beautiful KOI and goldfish swim in the 2800 gallon pond with rock waterfall.

Double gates connect front and back with a paved black asphalt drive to the back of the property with large car port, work area and several storage sheds. A 30 amp connection located on the exterior garage wall.

A rock wall surrounds the front yard where many birds visit the small rock fountain every day. The back yard is filled with lush green grass perfectly shaded in the heat of the day by the 20 large mature trees on the property. Truly an oasis in the desert.

Note: Washer As-Is, Dryer As-Is, In-ground sprinklers As-Is, 2 Hot tubs As-Is for the tenant's use -- the owner is leaving these items for tenant use but owner will not be responsible for replacing or repairing these items. Pets are welcome, except no aggressive breeds, excessive barking or farm animals allowed.

"There is a community marketplace the 2nd Saturday of the month and often put up signs informing residents of upcoming events. "
  • Old C
"It’s absolutely horrible if you’re willing to drive during the winter. This is the outer limits of the city, not a debut. Don’t treat this as a getaway, treat this as there is only one way in and out of coldsprings "
  • Itbrnswenipvp
"Quiet and safe. Great for raising kids. Close enough to Reno to not be a burden. Most neighbors are friendly except the crotchety old ones. "
  • Lands n. b.
"We close to Reno without being in it. There are friendly people and nice parks. The church here has nice people in it."
  • Itbrnswenipvp
"It’s nice and quiet and not too far from Reno. I love the parks and the lake. Everyone’s nice and seems to look out for each other "

"I have lived here for almost 16 years and love the area. It has beautiful views of the mountains. The 2 schools my children have gone to and I have liked most almost all of the teachers they have had. "
  • Michel
"Lived here over 5 years now and this neighborhood provides us with everything we need, a few markets, a nearby casino with a good restaurant, good parks and a community center and with good neighbors as well. Great place to raise a family or a quiet place to retire!"
  • Michel
"Really Clean Air, good schools and safe neighborhood. Lived here over 3 years, met many of my helpful neighbors. Quiet as well! Good place to raise your family!"
  • Timm
"Cold Springs is a great place to live! It's far enough away from big city Reno to enjoy the stars at night but close enough for major shopping (20-30 minutes) and emergency care (Fire department and volunteer FD in Cold Springs, clinic 10-15 minutes, and ER 15-30 minutes). There's an awesome pizza house/bar & Grill right next to a huge soccer field, YMCA, and junior high. There's also a 7-11 (with gas), Big Lots, and small (expensive) grocery store (for emergency food runs). Across the freeway is a small casino, restaurant, gas station, and camp trailer site. The only negatives to living here is Cold Springs receives more snow than Reno and you have to get over a hill on the freeway to get to Reno, which is only problematic in the snow. Overall, this is a very nice place to live. "
