Room Description
This is an owner-occupied home. The rented rooms are in the North wing of the home so there is no need to enter the owner's front door or walk through the owner-occupied area of the home. However, the owners do live under the same roof in their portion of the home. The owners will use the washer/dryer in the North wing hallway which is a common area. Owners have 1 small indoor dog that stays in their portion of the home. No smoking tobacco, cannabis, vape. No use of recreational drugs of any kind permitted. No pets. Single occupancy only. Lease options: 6 months or 1 year, then month-to-month.
All utilities are included with monthly rent. No extra charges for trash removal, laundry machine use, or internet use. Each room has a ceiling fan and windows + front door security gate allows cool evening breeze to flow through. Owner controls the AC/heater. Owner encourages residents to keep home cool by asking residents to close bedroom and common area window blinds during warm/hot days and open windows & use ceiling fan during cool days/evenings. AC and use of furnace heat is reserved for especially hot or cold days.
Tenants gain access to their private room via a private entry door. There is a shared common hallway with entry shoe rack, table-top and seating, new washer/dryer. Kitchenette, refrigerator, cooktop and kettle to prepare light meals or snacks. The kitchenette has shelves for each tenant's items, plus a sink. Each bedroom has its own private door. The bathroom will be shared. The laundry machines will be shared by the tenants and owners. Laundry machines will be used on separate days so all residents have private use of the machines on their scheduled day.
Private furnished bedrooms #1 & #2:
Both are spacious, comfortable, provide plenty of room to move about. Room provides bed, basic bedding, bed-side table, chest of drawers, desk, desk chair, shelves, floor lamp, ceiling light/fan, and carpet flooring. Tile floor in bathroom and kitchenette. Bath mats provided in bathroom. Owner is open to discussing residents adding mini microwave, toaster oven, coffee machine etc. for common area use.
Room #1 provides long closet with mirrored doors
Room #2 has walk-in-closet.
Each room rents for =$850 per month + another $850 for Security Deposit per room. Each tenant pays $1700 on lease signing day to receive keys if move-in day is on the 1st of the month. If lease is signed and tenant moves in on a different day of the month, the rent rate will be prorated. Rooms available now.
Both rooms have a large window in room with side-yard view. Blinds provided so tenants can shut out light and have privacy. The bathroom is steps from the bedrooms. Bathroom has tub/shower, double sinks, drawers/cabinet for toiletry storage, fan, lights, window for ventilation, and toilet.
Tenants provide their own toilet paper, soap, shampoo, laundry soap, cups, plates, utensils, trash bags, and cleaning supplies. Tenants are asked to wipe down counters, wash dishes before leaving kitchen, clean bathroom every other weekend as cleaning will be shared by two residents where tenant #1 cleans the bathroom on week 1 and 3, and tenant #2 cleans the bathroom week 2 and 4. Trash needs to be thrown out in sealed trash bags.

The only fee is comes from the cost of the background check that the tenant will pay the online background check company's website so property manager can review tenant's information as the application process. The name of the background check company is: tenant background check dot com (no spaces). The background fee will take place after the potential tenant has already spoken to the property manager and provided sufficient information to determine eligibility. Background check fee will only be asked for if the room is available and is being considered for the applying applicant. No money including deposit or first month rent will be taken until applicant meets the property manager in person, and views the rental home/room and lease is signed.
