Description

Near the new Stanislaus County courthouse in downtown Modesto, we have a vacancy at a small one bedroom apartment in a four-unit building. Though small, this apartment has plenty of storage in the kitchen, and the bedroom has a small walk-in closet with plenty of hanging space. The vintage-style kitchen includes a full-sized fridge and gas range, plus plenty of cabinets.

There are two room ACs, one for the bedroom and another for the living room. An efficient gas heater in the converted fireplace heats the whole space. There are new plank floors in the living room, and new carpeting in the bedroom. The bedroom is too small for a king-sized bed and would barely accommodate a queen-sized bed. Two twin beds would not fit very well.

The kitchen has granite counters and sturdy tile floors.

There's a small backyard behind the kitchen and a larger yard on the side of the building.
Note: Viewings are provided only for prospective residents with credit scores above 625 and verifiable household income above 2.5 times the rent.

If there are more than one adult applicants who are prospective tenants, EACH adult applicant over age 18 must have credit of 625 or above. We do not accept co-signers.

Six to nine-month lease.

Note: all four units share an unmetered hot water heater attached to a neighboring unit. Each tenant is assessed a monthly $30 hot water surcharge.

The $30 surcharge is added to the $1175 for a total of $1205 monthly payment. As a result of the hot water surcharge, the tenant's own PG&E bill will include only the gas usage for the range and the heater.

We have families and homeowners of all ages and all are active in walking through the neighborhood, riding bicycles and walking their dogs. Our neighborhood is quiet and without drama. I feel safe walking around at night. The only major complaint I have about the neighborhood I live in now, is that vehicles have a tendency to not realize how fast they going intentionally or not it can be frustrating. All in all I love living here. The elementary school is just a few blocks away for my son to attend and for my daughter to catch the bus. That is another fantastic perk about this neighborhood, the public transportation, MAXX bus is literally just around the corner!! I live within walking distance of two different parks. I am close to the shopping center, pharmacy, retail stores and almost every type and kind of fast food you could imagine."
