Tenants must follow all Silverbrook HOA rules, including quiet hours from 10:00 pm to 7:00 am. Campers, boats, trailers, RVs, and similar recreational vehicles may not be kept on or around the property for more than 7 days during any 30-day period. Motorized vehicles are not permitted on community walking paths.

Approved pets must be cleaned up after regularly. All pet waste must be removed from the yard before scheduled lawn service. A minimum $50 cleanup charge will apply if the landlord or lawn-care provider must remove pet waste.

The sprinkler and irrigation system will be managed by the landlord. Tenants may not adjust sprinkler settings, watering schedules, timers, valves, or irrigation equipment.

Tenants will receive two USPS mailbox keys and access to Silverbrook's private community amenities, including tennis and pickleball courts, basketball court, walking trails, playground and park areas, outdoor pool and spa, indoor fitness center, and coded clubhouse access. Amenity access is subject to HOA rules, schedules, and seasonal availability.
