Room Description

Private furnished room available in a clean, well-kept, owner-occupied home. This is a shared living environment with children in the home, so maintaining a peaceful, respectful, and safe atmosphere is a top priority.

Looking for one responsible occupant who values a quiet lifestyle, keeps a clean space, and is comfortable in a structured home setting.

This is not a party house. It is best suited for someone with a consistent routine, minimal traffic, and a strong respect for household boundaries. The right roommate will become part of the family.

The Space:

* 1st floor bedroom with private bathroom
* Fresh paint and new flooring in whole bedroom
* Private entrance through your own door off the patio with direct access to parts of the home including garage on first floor
* Garage refrigerator dedicated for tenant use
* Option to set up a small personal kitchenette area in the garage for easy access

Shared Access (Case-by-Case):

* Kitchen access may be granted depending on compatibility and agreed schedule
* Laundry access available with agreed usage days/times.
* Home gym access may be granted depending on compatibility and agreed schedule
* BBQ grill on patio

Household Environment:

* Owner-occupied home
* Children live in the home regularly
* Quiet, structured, and safety-focused household

House Rules (Strictly Enforced):

* No smoking, vaping, or drugs anywhere on the property
* No overnight guests without prior written approval
* Limited guest traffic; all visitors must respect house rules
* Quiet hours: 9pm to 7am
* Must maintain a clean and respectful personal and shared living space

$1,500/month (utilities included)

Additional Note:

This home is a shared personal living space, not a separate rental unit. We are intentional about who we bring into the home to ensure a comfortable and secure environment for everyone. I love to cook and BBQ and we enjoy everything outdoors!! So although we do the grind during the week, we really enjoy our weekends with friends and family. We hope our next roommate becomes part of our village, but it's definitely not a requirement.

TERM OF TENANCY
Tenancy is month-to-month. Either party may terminate with 30 days written notice in accordance with California law.

RENT
Rent is $1,500 per month (utilities included) and is due on the 1st of each month. Rent is considered late if not received by the 3rd.

A late fee of $125 will be assessed if rent is not received by the 3rd of the month. Repeated late payments will be considered a material breach of the lease and may result in termination proceedings in accordance with California law.

SECURITY DEPOSIT
Security deposit is $2,000 (can be split into 2 payments) and a minimum of $1,000 is due prior to move-in. The deposit may not be used for last month's rent. Deposit will be returned in accordance with California Civil Code Section 1950.5, less any damages, cleaning, or unpaid rent.

OCCUPANCY
Single occupant only. No additional residents are permitted under any circumstances.

ZERO-TOLERANCE VIOLATIONS
The following actions are strictly prohibited and will be considered a material breach of the lease:
Smoking, vaping, or drug use anywhere on the property
Unauthorized overnight guests
Allowing any person to reside in the room who is not on the lease

Due to the presence of minor children and the shared nature of the home, violations of these terms will not be tolerated and may result in immediate action toward termination of tenancy as permitted by California law.

HOUSEHOLD ENVIRONMENT
Tenant acknowledges that minor children live in the home. Tenant agrees to maintain respectful, appropriate, and safe behavior at all times. Any behavior deemed unsafe, disruptive, or inappropriate may be grounds for termination.

GUEST POLICY
Guests are allowed on a limited and respectful basis only. No overnight guests without prior written approval. Frequent, disruptive, or unapproved visitors are not permitted.

QUIET HOURS
Quiet hours are from 9:00 PM to 7:00 AM. Tenant agrees to maintain a low-noise environment during these hours.

USE OF PREMISES
This is a shared home environment, not a separate rental unit. Tenant agrees to conduct themselves in a manner that supports a peaceful, low-traffic household.

SHARED SPACE ACCESS
Kitchen and laundry access may be granted at landlord's discretion and based on agreed schedule. Tenant must clean up immediately after use.

CLEANLINESS
Tenant must maintain a clean personal living space and respect all shared areas. Excessive mess, odors, or neglect will be considered a violation of the lease.

PARKING
One (1) parking space is provided in the designated parking area for a single personal vehicle only. The vehicle must be registered in the tenant's name, currently registered with the DMV, and kept in operable condition at all times. No additional vehicles or guest parking privileges are included without prior approval. Unauthorized vehicles may be subject to removal at tenant's expense.

DAMAGES AND MAINTENANCE
Tenant must report maintenance issues promptly. Tenant is responsible for any damage caused by negligence or misuse.

MOVE-OUT TERMS
Thirty (30) days written notice is required to vacate. The room must be returned in clean, move-in condition and all personal belongings removed.

LEASE VIOLATIONS
Any of the following may result in termination proceedings in accordance with California law:
Non-payment or repeated late payment of rent
Violation of no smoking or drug policy
Unauthorized occupants or overnight guests
Disruptive behavior or failure to follow house rules

Tenant understands that this is a shared personal residence, and continued tenancy is dependent on maintaining a respectful and compatible living environment.

FINAL PROVISION
This home is a private, owner-occupied residence. Landlord reserves the right to enforce all rules necessary to maintain a safe, peaceful, and stable environment for all occupants.

    "People are walking dogs all the time and it’s a pleasant environment for animals. However, be careful of coyotes because they are very present. Walk dogs close by and on a leash to be safe. Many coyotes have been seen in the area and reports of attacking small animals are not uncommon. Unfortunately with the river beds nearby, there isn’t much that can be done except being aware of your surroundings and being prepared. "
