Agreement Type: Strictly a Month-to-Month Temporary Residency Agreement. This is not a locked-in, long-term contract.
Availability Timeline: The property is available for this temporary stay (6 mos until November) A winter renewal may be considered at that time by mutual agreement, but the contract remains legally month-to-month.
Notice Policy: Either party may terminate this agreement at any time by providing a standard written 30 day notice prior to the next rent due date.
2. Financial Terms & Legal Disclosures
Base Monthly Rent: $1,450.00, due on the 1st of each month.
Security Deposit: $1,450.00, due in full at the time of lease signing.
Late Fee Policy: Pursuant to Minn. Stat. 504B.177, a flat $50.00 late fee will be automatically applied if full rent payment is not received by the 5th of the month.

3. Property Rules & Occupancy Restrictions
Strict Occupancy Limit: To ensure a safe environment, only the specific individuals listed on the written lease agreement are permitted to live at the house during this tenancy. No unauthorized long-term guests or residents are allowed.
Smoking Policy: Absolutely NO smoking or vaping of any substance is allowed inside the house whatsoever.
Furnishing & Storage Limits: The house is partially furnished, except for the beds. Because this is a short-term lease, no extra storage space is available on-site. Tenants are expected to minimize the number of move-in belongings.
Daily Upkeep: The tenant is responsible for maintaining a clean, sanitary indoor environment. All household garbage must be thrown out weekly in the designated outdoor bins.
Major Repairs: An on-site caretaker handles all structural maintenance and repairs beyond the original upkeep of the home. Tenants must report any maintenance issues to the caretaker immediately.
4. Application & Move-In Requirements
Screening: All applicants must pass a standard background, credit, and eviction check through our secure screening link.
Insurance: Proof of a standard renters insurance policy with a minimum of $100,000 in personal liability coverage is required prior to move-in.
5. Security, Alarm, & Camera Warning: Please be advised that to ensure a safe and comfortable environment, the property is fully equipped with an active security alarm system and exterior surveillance cameras positioned at the main entrances and driveway. There are absolutely no cameras located inside the home. Tenants will be trained on the alarm system and are responsible for keeping it armed. Any unauthorized tampering, covering, or disconnecting of the entrance cameras or alarm equipment is a strict violation of the lease terms and grounds for immediate lease termination.
