Pet Policy

Pets Allowed with Restrictions

Pet Policy: Tenant is permitted to keep [1 Cat/1 small Dog] on the Premises, subject to the following:

Pet Deposit/Fee: A non-refundable pet fee of $250 is required.

Tenant Liability: Tenant is responsible for any damage to the property, including floors, doors, and landscaping, caused by the pet. Tenant agrees to immediately clean up all pet waste from the yard.

Restrictions: No aggressive breeds are permitted, and all pets must be up to date on vaccinations.

Heat Maintenance: "Tenant agrees to maintain a minimum temperature of 60 F (13 C) in the house at all times during winter months to prevent pipes from freezing. Any damage resulting from a failure to maintain heat will be the Tenant's financial responsibility."

Air Filters: Tenant responsible for changing HVAC filters every 90 days.
Smoking: Strictly prohibited inside the premises.
Alterations: No painting or permanent changes without written Landlord consent.

1. Security Deposit Clause

Security Deposit: Upon execution of this Lease, Tenant shall deposit with Landlord first months rent equivalent security deposit and first months rent, as security for the faithful performance of the terms of this Lease.

Usage: Landlord may use the deposit to repair damages beyond normal wear and tear, for unpaid utilities, or for any unpaid rent at the end of the term.

Return: The remaining balance of the deposit, along with an itemized list of deductions (if any), shall be returned to the Tenant within 30 to 45 days (check your local laws for the exact window) after the Tenant has vacated and returned the keys.

Non-Payment of Rent: Tenant may not apply the security deposit toward the last month's rent.

2. Move-In/Move-Out Inspection (Condition of Premises)
This is your "baseline" for the house. It prevents a tenant from claiming a hole in the wall was "already there."

Condition of Premises: Tenant has examined the Premises and acknowledges that they are in good, clean, and habitable condition.

Inspection Report: A Move-In Inspection Form shall be completed and signed by both Landlord and Tenant within [e.g., 48 hours] of taking possession. This report will serve as the definitive record of the property's condition at move-in.

Photos: Both parties are encouraged to take date-stamped photos of the property at move-in and move-out to document condition.

Move-Out: Upon termination, Tenant agrees to return the Premises in the same condition as at the commencement of the Lease, except for normal wear and tear.
