1. Please fill out the application in its entirety (each adult 18 years and older). Current and previous landlords information, in addition to employment information with the respective telephone numbers, are a must.
2. Please provide income verification. Two months of pay stubs OR formal written verification from the employer of the reported income OR 1099/Sch. C showing gross income for the most recent year. (Monthly combined income of 2 1/2 x the rent is required to be considered) If you are a student, proof of financial aid may suffice or a co-applicant may be necessary.
3. Please provide a photo ID for each adult (ie-drivers license,Ca ID,Passport)
4. Please pay $30 Application/Credit Report Fee per adult if done online(must have separate email on application for each adult) or$40 if done in person. In office applications require appointments. Each applicant must have separate email. We will then send credit check link through a company called Rent Spree (check your spam)
Additional Policies:
We do rent units "sight unseen", however the prospective tenant(s) are fully responsible if they decide to sign lease
We acknowledge and abide by all fair housing laws and regulations
If approved, security deposit will be required immediately or we reserve the right to keep advertising the unit for rent.
Any deposit or rent collected prior to tenant(s) move in must be in the form of cashier's check or money order
Applications will be processed in the order received. The first applicant(s) who submits all documentation and receives approval will qualify to rent unit
If application is filled out prior to a current tenant vacating, actual date unit is available is subject to change
We do not accept Section 8. We are unable to do payment plans on deposits. No pets allowed.
