Newly installed electric wall-mounted heaters with thermostat located in the back bedrooms. A rock wall fire pit has been built in the backyard & tenant would be permitted to use responsibly.
This is a pet friendly rental for well-mannered pets!
This home will be available February 1st, 2024 and open for a 6 month to 1 year lease. Tenant will be responsible for monthly utilities & propane costs for heating. Electric is ran through Howell Oregon & most usually runs a pretty cheap rate, due on the 10th of each month. Current tenants electric bill has been running under $150/mo. No monthly water bill cost since the water is run through a well. Internet service is available through Fidelity (preferred for better service) or Century Link. Trash pickup service is available through Waste Connections.
No smoking allowed inside the property, outside is ok. No cigarette butts permitted to be tossed into the yard. No trash or excessive junk to be left in the yard.
Tenant will be responsible for maintaining regular yard maintenance.
*PET POLICY *
Well-Mannered pets will be allowed only under the following conditions;
* Any and all pets must be seen & discussed prior. If approved for pets, the inside & outside of the home will be walked through & inspected on a regular basis by landlord. It is preferred for any inside dogs to be kept kenneled while tenant is away.
* Any outside cats kept on the property MUST be spayed or neutered.
* ALL ANIMALS MUST BE KEPT ON A MONTHLY FLEA & TICK PREVENTATIVE. Proof of monthly preventative is REQUIRED to be provided to landlord in spring-summer months. Must see receipt or vet slip when rent is due.
*Any approved indoor pets will come at an additional fee of $25/month per pet. Outside pets, no monthly fee.
*Maximum of 2 pets inside.
