HOA fee is $176 per month
That may seem high. But, we show below that the cost of living for this Town House (with HOA fee) is actually lower than cost of living in a detached house (with no HOA fee). If interested, we have a handout with more detail. Below is the short version.

Point #1 You are really paying about $89.50 per month to the HOA, not $176. The other $86.50 is just passing through the HOA account. You would have to pay this stuff anyway: cable TV, garbage, water, sewage, insurance, maintenance of structure. The true HOA costs are: clubhouse, pool, landscaping, snow removal, common area utilities, HOA operation. These cost $89.50.
Point #2 -- Your gas and electric utility payments will be less for the town house compared to a 2-3 bedroom detached house. Year round, gas and electric average less than $100 per month for the Town House. Typically these utilities cost at least $200 per month for a small detached house. That is at least $100 more.

CONCLUSION – The true payment to HOA (about $89.50) is more than offset by the savings in utilities. Therefore, total housing and utility costs will be lower for this Town House (with HOA fee), compared to a small detached house (without HOA fee).

    "This is a wonderful community that I'm proud to be a part of. There are all kinds of people from all walks of life that live in this neighborhood. Families that are just starting their lives together - retired couples that are downsizing from larger houses, college students who go to BYU or UVU, and even more established families with a couple of kids in school live here. My wife and I love to go on walks with our 1 year old son and our dog along the provo river trail. We live very close to the freeway so commuting to work is easy, and we have a park just south of our house with a duck pond and playground. We intend to live here for at least 4-5 more years while our family is still small and I'm still in school. There are a few downsides - the houses are pretty close to the train tracks, so every now and then you'll feel like a small earthquake has hit your house. Also, the trains blow their horns very loudly sometimes at night. You get used to it though, and unless your outside or your window is open, it really isn't that loud. The independence club house is really great though, and the HOA is fairly reasonable compared to other ones you may see. The best thing about the area is the people though. I really like my neighbors. "
