Description

Enjoy this fully-furnished, well-maintained apartment in a 2-flat Victorian-era house in the heart of Madison's happening isthmus--and the classic Tenney-Lapham Neighborhood. Lots of cool nearby: restaurants, premium cafes (Macha Tea Co, Johnson Public House), Burnie's rock/gem shop, Lake Mendota & lots more within 2 blocks. 10 min by bike/bus, 25 min on foot to UW campus. This first-floor unit is bright & sunny, with dance-floor-esque openness. At 900sf, it is as big as most 2-bedrooms in this area. CLEAN. Newly installed, upcycled roofing slate in kitchen & bath. Updated appliances. Nice furnishings: NEW full-sized high-quality memory foam bed (top pick on The Wirecutter!), dresser, couch, stuffed chair, coffee table, 2 dining tables + 6 chairs, refrigerator, stove, microwave, kitchen utensils, towels, bed linens, etc. All you should need is your suitcase! Classic, CLEAN bathroom fixtures including clawfoot tub. Backyard is great for hanging out, grilling, line-drying clothes, etc. All utilities paid by landlord--Heat, water, electric *and* wifi (all within reason & legalities). Green bonus: Significant green upgrades with energy efficiency and comfort as priority--all appliances are EnergyStar or EPA WaterSense. Super insulation in walls/attic, window warmer shades, combined with a modern, ultra-high-efficiency hydronic heating (Viessmann!)--makes for very even heat in winter. Super-efficient ceiling fans in combination with an EnergyStar window AC keeps things cool in summer. The dense-packed insulation silences most outdoor sounds and keeps things nice & cool in summer. Respectful & quiet neighbors. We live nearby and are responsible & responsive. Interested? While we will need your references, we would also be happy to give you happy tenant references for us as well! Some things to note: While the old house is CLEAN & well-maintained, it is OLD. 1884 Olde. The right tenant would enjoy all the quirks & character that go into old houses and old, mixed-use neighborhoods. This is *not* the suburbs. There are festivals & sports events nearby in summer with amplified music (usually done by 10pm). Though the backyard is a nice, shady refuge, the street in front is busy with pedestrians, bikes, buses, cars. I suggest looking at a street viewing program for an understanding of the environs.
