Description

This is for 918 AND 916 - Excellent Duplex in BEAUTIFUL Camelot subdivision. 3184 total square feet. Close to everything with a feeling of seclusion. This property only has neighbors on the side and a tree line behind. Exit out the back fence to a walking trail or cut through the trees and cross a field to visit the YMCA. Costo is two min away, along with dozens of markets and restaurants within a few mins drive. This Duplex is in a coveted mead school district, and rentals have been 100% occupied.

Neighborhood: mature and beautiful with lots of great landscaped homes. Tall tree everywhere. A lovely park is just around the corner and walking around the bock is very pleasant. They have a yearly neighborhood garage sale that a wonderful and great way to sell your old stuff.

Yard: Each unit has its own fenced-in backyard. There is a private drive behind the property that you could park a car or camper. The yard is in great shape with mature trees and shrubs.

Property: The property was build in 1976 and is a split entry. Unit 916 is larger with a two-car garage, and up to 4 cars could park in the driveway. 918 has a one-car garage with two areas to park in the driveway. The water system for the property is not split and comes in on the 916 property. The sprinkler system for the entire property is also controlled on the 916 sides. You could potentially split the water, but that would be an expense. Currently, water is paid for by the landlord.

916: 1764 square feet. This unit has three bedrooms on the upper level with a large living room, dining room, kitchen, and full bath off the hallway. There is a master bedroom with its only private bath. That master bath also has a separate exit to the backyard. Downstairs there is another bathroom that also doubles as the laundry room. Tenants provide their own washer and dryer. Downstairs there is a large family room that has a divider. Most tenets have used it as a 4th bedroom with its own living space. It also has a gas fireplace.

918: 1420 square feet. This unit is smaller than 916. The upper level has a nice living room, dining area, and kitchen. The full bath on this level has a jetted tub upgrade. There are two large bedrooms on this level. Downstairs there is a nice 2nd living area with a half room divided by a half wall. This area is often used as a master bedroom with a walk-in closet. There is a large separate laundry room and another bathroom. There is also a storage area between the stairs and garage that has been used as a storage room or even a small office.

Rental situation: Both units a rented with long-term renters that would love to stay. Their current rents are below market value, but both also pay before the next month even starts. Part of the agreement to purchase would be to honor the lease terms until they expire. If you are looking for an owner-occupied property, the family in 918 would be willing to be bought out of their lease for equal to 5 months rent and 60-day notice once the property sale is closed. I will not ask them to leave until the property is fully closed. I would consider giving back funds at closing to help with the five-month lease cancel.

916 pays $1450 - I discount the rent $100 to pay him to be my onsite property manager. His lease expires on July 31, 2022. He would like to stay longer.

918 pays $1325 - Their lease ends May 31, 2022. As explained above, they are willing to be bought out of their lease for owner-occupied buyers.
