This home was, until just recently, a cute little cash cow. The tenant went to the hospital and never returned.
Some squatters moved in as we were taking possession . We had them evicted and they retaliated by torching the house. We are still hoping for their prosecution.
This home is located on lease land. We do not own the land. It is very common in this area. The land rent is $360/month.
It is very common all over the US. For instance nobody owns their land at Bass Lake Ca. The land is owned by PG&E. This family has rented this lot and a couple of others for over 50 years. This particular lot is owned by an investor. The rent is paid, online, to a management company in Ventura. It is $360/month. If they ever wanted to sell the land you would have the first right of refusal.
Don't let that fact deter you from owning this cute little home!
We just had the Kern County building inspector come out to survey the damage and list their requirements to repair the property. I have a copy of their report that I can forward to potential buyers.
I think I could fix it myself for $15,000 to $18,000
It's on a nice sized lot.
There is a 2 car sized garage in the back plus an enclosed shop and carports front and back!
Most of the interior was still pretty decent after the fire.
The floors are hardwood and structurally sound.
The fire department did more damage than the fire itself trying to be sure that the fire was out.
We have scraped and painted most of the exterior and have the paint to finish it.
The bathroom won't be hard to repair. It was still in working condition, after the fire, but thieves stole the toilet and vanity.
The kitchen was still in working condition as well but they stole the stove and most of the cabinets too.
We have the place well secured now.
I had my roofer look at the repairs. He said the roof will not be hard to repair. Again, the fire department did more damage than the fire did. I am not knocking Kern County Fire! They are awesome. I am just saying that the fire really was fairly minor.
They used chainsaws to cut holes in the roof.
The fire was contained to the rear bedroom, kitchen and laundry room.
If you are an investor of any caliber or someone who wants to own an inexpensive property, here is your chance to cut your teeth on a rehab that will not break the bank!
We are asking $31,500 For this rare opportunity!
