Additional Terms & Conditions (Arkansas)
No Smoking / No Pets:
Smoking or vaping of any kind is strictly prohibited inside the dwelling unit or any enclosed area of the premises. No pets or animals shall be kept, housed, or permitted on the premises without the prior written consent of Landlord. Unauthorized animals or evidence of smoking shall constitute a material breach of this Lease Agreement and may result in fees, damages, termination of tenancy, and/or eviction proceedings in accordance with Arkansas law.
Lockout Clause:
In the event Tenant becomes locked out of the premises for any reason, Tenant shall be solely responsible for all costs associated with regaining access to the property, including but not limited to locksmith charges, replacement keys, rekeying expenses, and service call fees. Landlord shall have no obligation to provide immediate access outside normal business hours or during emergencies caused by Tenant negligence.
Maintenance & Repair Responsibility:
Tenant shall maintain the premises in a clean, safe, sanitary, and habitable condition at all times as required under Arkansas law. Tenant shall be responsible for routine maintenance and minor repairs costing up to One Hundred Fifty Dollars ($150.00) per occurrence, including but not limited to replacement of light bulbs, HVAC filters, smoke detector batteries, unclogging drains caused by Tenant use, and minor fixture maintenance.
Tenant shall be fully responsible for any loss, damage, or repair caused by the acts, omissions, negligence, misuse, or abuse of Tenant, occupants, guests, or invitees, regardless of cost. Tenant shall promptly notify Landlord in writing of any maintenance issue, defect, water intrusion, plumbing leak, electrical issue, or condition requiring repair. Failure to timely report a maintenance issue may result in Tenant being held financially responsible for any additional or resulting damages.
Yard Maintenance:
Tenant shall be solely responsible for maintaining the yard and all exterior portions of the premises in a clean, orderly, and sanitary condition at all times. Tenant shall regularly mow the lawn, trim vegetation as necessary, remove weeds, dispose of trash and debris, and prevent accumulation of personal property or nuisance conditions on the premises.
Grass, weeds, and exterior conditions must remain in compliance with all applicable city ordinances, code enforcement requirements, and neighborhood standards. Failure to properly maintain the exterior may result in Landlord arranging corrective maintenance at Tenant's expense, which shall be deemed additional rent, and/or constitute grounds for lease enforcement or termination under Arkansas law.

Utilities:
Tenant shall be solely responsible for establishing, transferring, maintaining, and paying for all utility services associated with the premises during the term of the tenancy, including but not limited to electric, gas, water, sewer, trash, internet, cable, and any other utility or service connected to the property, unless otherwise stated in writing by Landlord. All utility accounts shall remain continuously active and in Tenant's name throughout the tenancy. Failure to maintain active utility service shall constitute a violation of the Lease Agreement and may result in lease enforcement action, damages, or termination proceedings in accordance with Arkansas law.
